In the event that Tenant defaults in the payment of rent when due to Landlord, Landlord will submit written notice giving Tenant fifteen (15) days after receipt to resolve the de- fault. In the event that Tenant defaults in performing any of the other covenants or condi- tions of this Agreement, Tenant shall be given thirty (30) days after receiving written notice to resolve the default. If the Tenant fails to resolve any default within the time allotted in this paragraph, Landlord may at his/her discretion give Tenant written notice that the Lease is terminated. If Tenant does not surrender possession of the Leased Premises upon receiving such a notice, Landlord may re-enter Leased Premises, using any right or remedy available in law or in equity to Landlord on account of any Tenant default. Landlord may use reasonable efforts to mitigate its damages.
